Troon has become a household name in the golfing industry. This company started out in 1991 with a single golf course. However, over the course of 30 years, the company has expanded to 585 locations with 630 different golfing and sporting facilities.

Today, Troon fosters a culture of healthy sports, not only in golf, but also hobbies like windsurfing. It offers a host of amenities at all of its facilities. These amenities include food, beverages, fitness centers, aquatics and upscale, comfortable lodging.

In Arizona, particularly in the Scottsdale area, Troon is also known as the leader in master planned communities. In fact, the area is home to two notable Troon properties, Troon North and Troon Village. Both of these communities revolve around the Troon golf courses that are open to residents year round.

Troon North came into existence in 1992 when the first of this Scottsdale community's upscale homes were built here. Construction on new homes continued until as recently as 2020. Now, the real estate market in Troon North consists of resale single family and attached homes. Troon North is located in the foothills of Pinnacle Peak and is surrounded by golf courses and natural preserves. It is also conveniently close to local retailers and shops.

Troon Village in Scottsdale began shortly after construction began in Troon North. This Troon property came to life in 1994, with construction on the homes finishing in 2015. Like Troon North, Troon Village consists of both attached and single family homes. Troon Village offers a host of amenities and activities designed to get people out of their homes and into the community to socialize, make friends and stay fit and active. This community is located at a higher elevation, around 2400 to 2800 feet, near Troon Mountain. People who live here enjoy captivating views of the mountains, as well as the surrounding Sonoran Desert.

Troon Village is home to 1300 home sites, all of which feature unique construction and details. It is located about seven miles from the Loop 101. It is also close to a number of other local highways, as well as local retail, specialty and grocery stores, medical facilities, pharmacies and cultural attractions.

The homes for sale in both Troon North and Troon Village reflect the exclusivity and upscale environments in which they are located. The median sale price for a home in Troon North sits at around $705,000. Current sale prices range from $210,000 to $3.75 million, however.

Further, closing prices average around $364,000 to $3.35 million. The per-square foot price for a home in Troon North is around $320.

Homeowners in Troon North pay around $3700 a year in property taxes. They also pay on average $300 per quarter for homeowners association fees.

Homes that are listed for sale in Troon North typically stay on the market about 45 days before selling. Home values in Troon North have increased by 30 to 40 percent in the last year. Many homes have two to six bedrooms, two to seven bathrooms and sit on up to three acres.

Homes for sale in Troon Village are priced higher than in Troon North. The median closing price on a home for sale in Troon Village is $1.087 million. Current listing prices range from $2.8 million to $3.2 million, and closing prices often range from $498,000 to $2.195 million.

The average per-square-foot price for a home in Troon Village is $437. Homebuyers can also expect to pay property taxes that average around $3559 per year, as well as $162 a month in HOA fees.

Homes that are listed for sale in Troon Village typically stay on the market for about 43 days before selling. Many homes have two to five bedrooms and two to seven bathrooms and sit on whole acre lots. Home prices in the last year in Troon Village have increased by $300,000 on average.

They pay quarterly membership dues to the HOAs, which in turn use those funds to maintain and repair shared community amenities and also provide critical resident services, such as 24-hour gate guards.

The Troon North HOA maintains a website where Troon North homeowners can visit and set up individual homeowner accounts. They can use their accounts to find governing documents, as well as pay their HOA dues and find contact information for the HOA board of directors.

The Troon North HOA website also makes available key information regarding community events and policies. For example, it enforces strict policies regarding bulk trash. Homeowners in Troon North can visit the HOA's website to find out how to dispose of bulk trash and on what days that bulk trash will be collected.

The Troon North HOA meets monthly and opens its meetings to all residents in the community. Troon North homeowners can find minutes from those monthly meetings on the Troon North HOA website.

Like Troon North, Troon Village also has an HOA to govern it. It employs a third-party outside management company to handle the day-to-day functions and safety within the community. The community manager and assistant manager's contact information is readily available on the Troon Village HOA website.

Troon Village's HOA likewise undertakes an obligation to safeguard and uphold the integrity of the community, in part by requiring that all architectural changes to homes be approved first. Homeowners wanting to make changes to their homes must submit requests to the HOA on its website. The HOA will discuss the proposed changes and either approve, deny or negotiate what changes can be made to existing homes in the community.

The Troon Village HOA also manages complaints and questions that homeowners pose to it. For example, people who are new to the community may not know if they can park their vehicles on the street. They also may be unsure of what noise ordinances exist in the community. They can submit questions or complaints about these and other issues on the HOA website.

Finally, the HOA site serves as a portal for local services and utilities. Homeowners can learn what services and facilities are close to the community online. They can also find the contact information for local utility companies on the HOA page.

The HOAs in both Troon North and Troon Village likewise make available a host of amenities for people who live in both communities. Troon North residents, for example, have year round access to the eponymous golf club.

 

The Troon North Golf Club features two championship sculpted, green 18-hole golf courses. This golf club has its own 37,000 square foot clubhouse that offers amenities like a pro shop, onsite bar and grill and practice facilities.

 

Troon North also offer the George “Doc” Cavalliere Park, a public facility that comes with amenities like:

  • Two drop-in ramadas
  • One mile hiking loop

 

This park also features 34 acres of sculpted terrain dotted with ridges and pathways.

 

These amenities in Troon North are open year round for residents' exclusive use. They encourage homeowners to venture outside of their homes and socially engage with their neighbors. They also facilitate friendships among neighbors that last a lifetime and add to the overall upscale quality of life and connectivity that Troon North prides itself for offering to people who buy homes here.

 

Troon Village's amenities are more centered around the natural beauty and serenity that surround the community. In fact, because it is located at a higher elevation than Troon North and other master planned communities in Scottsdale, it offers some of the most dazzling views of the mountain and surrounding desert. People who live here can enjoy these views from their front porches without having to venture far from their homes.

 

However, Troon Village also has its own country club and golf course. The country club is open to both people who live in Troon Village, as well as people who live outside of the community. The golf course even serves as a certified Audubon sanctuary.

 

The golf course features manicured greens and challenging ridges that encourage players to perfect their games. When members of the club are not playing rounds of golf, they can enjoy any of the amenities that the club offers. These amenities include a state-of-the-art fitness center, numerous tennis courts, a heated swimming pool and several onsite restaurants.

 

Troon Village Country Club also hosts special events throughout the year. It offers facilities that members can reserve to hold special events, such as wedding or anniversary parties, of their own.

 

Finally, parents who live in Troon North and Troon Village can send their children to the high performing Cave Creek Unified School District schools. Schools that are close to both communities include Desert Sun Academy, Sonoran Trails Middle School and Cactus Shadows High School.

 

Cave Creek Unified School District gets a national grade of B-plus for academic excellence. It gets an A grade for areas like academics and college preparation.

 

The district has a relatively small student body, with about 5400 student dispersed throughout its six elementary schools, one middle school and one high school. The student-to-teacher ratio in the Cave Creek Unified School district is 23 students for every one teacher.

 

Out of the state's 115 school districts, Cave Creek ranks as the 22nd overall best. It is the 31st best school district for student athletes and the 39th safest in Arizona.

 

Despite having a small student body, the Cave Creek Unified School District has high academic standards. In fact, Arizona state standardized test scores show that 67 percent of the district's students meet proficiency standards in reading. Likewise, around 66 percent of students are proficient in mathematics.

 

Additionally, the district has a 94 percent graduation rate, which is nine percent higher than the national high school graduation rate. Students who take the ACT college admissions test achieve an average score of 27, which is notably higher than the national test score average of 20.6.

 

 

The Cave Creek Unified School district also offers advanced placement classes for high school seniors. Credits from these classes are eligible to transfer to in-state colleges and universities if students pass them.
