Verrado is one of the newest master-planned communities in the Phoenix metro area. It is located in Buckey, which is a 25-minute drive west of downtown Phoenix. It sits just at the base of the White Tank Mountains, of which homeowners in this new community enjoy breathtaking views from their front porches.

The assembly also promotes engagement among residents by offering activities, events, and volunteer opportunities for homeowners. It prioritizes working closely with civic organizations and educational institutions in and around Buckeye, as well as Verrado business owners and residents, to create special interest groups, such as clubs, sports teams and volunteer organizations. It encourages residents to get out of their homes, connect with the community and engage in an active lifestyle that makes good use of the amenities in Verrado.

Victory at Verrado, the age-restricted community within Verrado, has its own homeowners association to govern it, however. Its assembly functions much the same as the one for the rest of Verrado.

Every neighborhood in Verrado features some of the most upscale homes found in the Phoenix metropolitan area. Buyers can find both single-family and attached homes, including condominiums and townhouses, for sale. The homes are designed to be spacious, comfortable, and accommodating for homeowners of all ages.

The median sale price for a home in Verrado is around $415,000. However, sale prices can go as low as $337,000 and as high as $4.25 million.

Closing prices range from $249,000 to $1.625 million, on average. Many buyers pay around $224 per square foot for homes in Verrado.

The homes in this upscale master-planned community can range in size from 1222 to more than 6300 square feet. Most of them have between one and six bedrooms and one and seven bathrooms. It is also common for the homes in Verrado to have two and three-car garages and sit on quarter to whole acre lots.

Prices for homes for sale in Verrado have climbed by more than $100,000 in the last year. Homes on the market also sell faster than they did last year. It takes fewer than 41 days to sell a home in Verrado, compared to 74 days last year. Further, between 50 and 70 homes are sold in this community, on average, each month.

The homes' upscale appearances explain why they appeal to so many homebuyers throughout the Greater Phoenix area. The outsides of the homes in this community are made from stone or brick, in most cases. The exteriors also have decorative tile roofs and feature rock, stone, and shrub landscaping.

This district gets a solid B grade nationally for its overall academic excellence. It is ranked in Arizona as the 35th best district and 23rd safest district in the state. It has the 28th best quality of teachers.

State standardized test scores show that 35 percent of its students are proficient in reading, which is on par with the national average for reading proficiency. Forty-three percent of its students are proficient in mathematics, which is nine percent higher than the national mathematics proficiency standard.

The Saddleback Mountain Unified Public School District has a graduation rate of 95 percent, which is 10 percent higher than the national high school graduation rate. Students who take the ACT college admissions test receive an average score of 23, which is around three points higher than the national ACT test score average of 20.6.

This district is considerably smaller than other local districts, having fewer than 2000 students enrolled in its total of three schools. Even so, it has a student-to-teacher ratio of 20 students per one teacher, which is just above the 16:1 national student-to-teacher ratio.
